These Terms of Service ("Terms") govern your use of the Condition Report website and service located at condition-report.com ("Service"), operated by Condition Report ("Company", "we", "us", "our"). By accessing or using the Service, you agree to be bound by these Terms.
Condition Report is an AI-powered property condition report generator. Users upload photographs of rooms or property areas, and the Service uses artificial intelligence to analyze visible conditions and generate a structured condition report in PDF format. The Service is designed for landlords, property managers, and tenants.
The Service is not a substitute for a professional property inspection. AI analysis is based solely on visible conditions in uploaded photographs. The Service does not assess:
Reports generated by the Service are informational tools to supplement — not replace — in-person inspections. We make no guarantee regarding the accuracy, completeness, or reliability of AI-generated analysis. You should independently verify all findings.
You may create an account to save reports and manage your subscription. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must provide accurate information and be at least 18 years old to create an account.
The Service offers the following paid plans:
A free trial (one report) is available to demonstrate the Service's capabilities. After the free trial, payment is required to download, email, text, or share reports.
Payments are processed securely by Stripe. Subscriptions renew automatically unless cancelled. You may cancel your subscription at any time; access continues until the end of the current billing period. Refund requests are handled on a case-by-case basis — contact us at [email protected].
You retain ownership of all photographs and property information you upload to the Service ("User Content"). By uploading User Content, you grant us a limited, non-exclusive license to process, analyze, and store your content solely for the purpose of generating your condition report.
Uploaded photographs and generated PDF reports are automatically deleted from our servers after 24 hours. Account data (email, name, report metadata) is retained as long as your account exists.
You represent that you have the right to upload the photographs you submit and that they do not violate any third party's rights.
Uploaded photographs are sent to third-party AI services (Anthropic's Claude API) for analysis. By using the Service, you consent to this processing. We do not use your photographs to train AI models. Refer to our Privacy Policy for more details on data handling.

The Service, including its design, code, AI models, branding, and documentation, is the intellectual property of Condition Report. All rights reserved. You may not copy, modify, distribute, or create derivative works of the Service without written permission.
Generated condition reports are provided for your personal or business use. You may share reports with relevant parties (tenants, landlords, property managers) as intended.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, CONDITION REPORT SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICE, INCLUDING BUT NOT LIMITED TO:
Our total liability to you for any claim arising from the Service shall not exceed the amount you paid to us in the 12 months preceding the claim.
You agree to indemnify and hold harmless Condition Report, its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Service or violation of these Terms.
We may suspend or terminate your access to the Service at any time for violation of these Terms or for any other reason at our discretion. You may stop using the Service at any time. Upon termination, your right to access the Service ceases immediately.
We reserve the right to modify these Terms at any time. We will update the "Last updated" date at the top of this page. Continued use of the Service after changes constitutes acceptance of the modified Terms.
These Terms are governed by the laws of the United States. Any disputes arising from these Terms or your use of the Service shall be resolved in the courts of competent jurisdiction.
